Oh if only it was. A vacant lot that is. Would have been sold tonight. TOOOOOOOO many minuses for the money. If it where a lot I'd have started digging the foundation with a shovel. Tonight! Not on the creek but creek to the south, west and northwest within a minutes walk. And some very good water at that.
